Estate Maintenance

Estate Maintenance Services for Estates & Body Corporates

One accountable maintenance partner for residential estates, sectional title complexes and managed properties across Gauteng — planned upkeep, fast reactive repairs, and reporting your trustees can actually use.

What is estate maintenance?

Estate maintenance is the planned and reactive upkeep of everything a residential estate shares — internal roads, walkways, drainage, boundary structures, common buildings and green spaces. Highveld Group delivers all of it under a single contract, so estate managers and body corporates stop coordinating five separate providers and deal with one accountable team instead.

Scope of work

What our estate maintenance service covers

Most estate problems start small and get expensive when nobody owns them. These are the areas we take responsibility for, either on a scheduled plan or as reactive call-outs.

  • Common-area repairs

General building repairs, clubhouse and guardhouse upkeep, shared fixtures, fittings and communal facilities kept in working order.

  • Roads, kerbs & walkways

Surface repairs, kerbing, hardstands and trip-hazard remediation, delivered by our own civil and concrete works teams.

  • Stormwater & drainage

Channel clearing, drainage repairs and erosion control — handled before the rainy season rather than during the flood.

  • Grounds & green spaces

Lawns, verges, beds and shared outdoor areas kept consistently presentable through our landscaping and grounds maintenance service.

  • Tree safety & vegetation

Canopy management, clearance from buildings and power lines, and removal of unstable trees — see tree trimming and felling.

  • Steel, gates & access structures

Palisade, handrails, gates, platforms and walkway structures repaired or replaced by our structural steel and fabrication division.

How it works

How we work with estate managers

  1. Site assessment

We walk the estate with you, document the current condition, photograph risks and agree what actually needs attention first — and what can wait.

  2. A maintenance plan you can budget against

Scheduled tasks grouped by frequency, plus an agreed response standard for reactive call-outs. You get a scope you can take to a trustees meeting.

  3. Scheduled delivery, minimal disruption

Our teams arrive on the agreed dates, work cleanly around residents, and keep noise, access blockages and mess to a minimum.

  4. Reporting after every visit

What was done, what we picked up that needs watching, and what to plan for next quarter. No surprises at budget time.

Questions

Estate maintenance FAQs

What does an estate maintenance contract include?

A Highveld Group estate maintenance contract typically covers scheduled upkeep of common areas, roads and walkways, stormwater and drainage, green spaces, boundary and access structures, plus an agreed response standard for reactive repairs. The exact scope is set after a site assessment, because a 40-unit complex and a 400-home estate need very different plans.

How much does estate maintenance cost in South Africa?

There is no honest fixed price. Cost depends on the size of the estate, the amount of shared infrastructure, the condition it is currently in, and how often you want teams on site. We quote after walking the property, and we itemise the scope so trustees can see exactly what is included before approving anything.

Do you work with body corporates and managing agents?

Yes. We work directly with body corporates, homeowners associations, trustees and managing agents. We are used to quoting in a format that can be tabled at a trustees meeting, and to reporting in a way that makes a managing agent’s job easier rather than harder.

How quickly do you respond to urgent maintenance issues?

Response times are agreed up front as part of your contract, and they differ by severity. A burst stormwater channel or an unstable tree over a driveway is treated as urgent; a cosmetic repair goes onto the next scheduled visit. Agreeing these tiers in advance is what stops every request becoming an emergency.

Can you take over from our current maintenance contractor?

Yes, and it is a large part of what we do. We start with a condition assessment so there is a clear record of what we inherited, then propose a plan that addresses backlog items and outstanding defects before moving the estate onto a normal schedule.

Which areas does Highveld Group service?

We are based in Founders Hill, Gauteng, and work across Johannesburg, Ekurhuleni, Tshwane and the wider Gauteng region. We also take on regional projects where the scope justifies it — contact us with your location and we will tell you honestly whether we are the right fit.

Is preventative maintenance really cheaper than fixing things as they break?

In our experience, consistently yes. Reactive work carries call-out premiums, causes more resident disruption, and usually costs more because the underlying problem has been allowed to spread. A cleared drainage channel is far cheaper than the road repair that follows a blocked one.

Is Highveld Group B-BBEE compliant?

Highveld Group (Pty) Ltd is a registered B-BBEE Level 2 contributor, which matters for estates and managing agents who need to account for procurement spend.
